What a typical timeline looks like
- Step 1 · 1 to 3 weeksPrepare and listPricing, repairs, photos and disclosures. Condo sellers should gather association documents now.
- Step 2 · Varies mostOn the marketPrice and condition decide how long it takes to accept an offer. This is the part of the 84 days that swings the most.
- Step 3 · About 30 to 45 daysUnder contract to closingAppraisal, loan approval and title work. Cash buyers can close in as little as one to two weeks.
Why condos are taking longer
Condos took a median 104 days to go from listing to closing, compared with 77 days for single-family homes, and sold for 94.5% of list price versus 96.8%. Since Florida’s 2022 condo safety law, buyers and their lenders review milestone inspection reports, structural integrity reserve studies and any special assessments before they commit, which adds steps to many condo sales. Sellers who have those documents ready before listing remove a common source of delay.
How to sell faster without leaving money on the table
- Price from closed sales in the last 90 days, not from active listings or online estimates. An overpriced home usually sits, then sells for less.
- Fix what inspectors and insurers flag first. For older homes, Florida insurers often ask for a four-point inspection of the roof, electrical, plumbing and HVAC.
- Have condo or HOA documents ready: budget, reserve study, milestone inspection report and estoppel certificate.
- Launch complete on day one with professional photos, a floor plan and a video tour. Listings get the most attention while they’re new.
Frequently asked questions
How long does closing take in Florida?
Most financed sales close 30 to 45 days after both sides sign the contract; that window covers the appraisal, loan approval and title work. Cash sales can close in one to two weeks. Condo sales can take longer when the association must approve the buyer.
When is the best time to list in Palm Beach County?
Buyer activity typically peaks from January through April, when seasonal residents are in town. Homes listed at other times of year still sell well when they’re priced from recent closed sales.
Should I cut my price if my home hasn’t sold in 30 days?
Not automatically. Compare your showings and online views with similar homes that went under contract nearby. Few showings usually points to price; plenty of showings but no offers usually points to condition or presentation.
