In July 2026, 148 homes closed in Palm Beach Gardens at a median sale price of $750,000. That median was down 23.8% from June 2026, when it stood at $984,500, and closed sales fell 5.1% from 156. The median price per square foot was $362, down 12.3% from $413. Homes sold for a median of 96.2% of their list price, and the median time from list to close was 89 days, up 11 days from June 2026.

Single-family homes accounted for 93 sales at a median of $980,000, while 27 condos had a median of $303,000 and 28 townhomes a median of $438,000. In all, 47 sales closed at or over $1M, 31.8% of the total, and the highest sale price was $13,505,400. In Palm Beach County, the July 2026 median sale price was $525,000, and the Palm Beach Gardens median was 42.9% above it.

What to know about Palm Beach Gardens

Palm Beach Gardens exists because of one landowner. In March 1959 insurance magnate John D. MacArthur announced plans to build homes for 55,000 people on about 4,000 acres of dairy grazing land, and the state incorporated the city on June 20, 1959. MacArthur wanted it called Palm Beach City, but the Legislature rejected a name so close to Palm Beach. He planned it as a garden city, routing streets around existing trees, and in 1961 he moved an 80-year-old, 75-ton banyan tree to the city entrance at Northlake and MacArthur boulevards, where it still stands.

Golf shaped the city early. MacArthur brought the Professional Golfers’ Association headquarters here in 1965; that original course is now BallenIsles, and the 1971 PGA Championship was played on what is now its East Course. PGA National followed in 1980, hosting the 1983 Ryder Cup and the 1987 PGA Championship, and its Champion course has held the PGA Tour event now called the Cognizant Classic since 2007. The Gardens Mall opened on PGA Boulevard in 1988. The 2020 Census counted 59,182 residents, up about 22 percent from 2010.

Housing stock

The oldest housing sits on the east side of the city, where MacArthur’s company broke ground in 1958. The historical society records the Lake Catherine area as the first section shown to the public in a Parade of Homes, followed by PGA Estates north of Holly Drive and west of Military Trail. From the 1980s onward, growth came mostly in large gated golf communities: PGA National from 1980, BallenIsles under that name from 1989, and Old Palm, founded in 2004. The city added 3,467 housing units between 2010 and 2020, for 31,130 in total.

Inside the big communities you will find condos, townhomes, villas and single-family homes side by side, each in its own sub-association. New construction is concentrated in Avenir, a 4,752-acre development off Northlake Boulevard in the western part of the city, with more than 2,400 acres set aside as preserve and several national and regional builders selling homes. On the Intracoastal side, the city annexed the Ritz-Carlton Residences site at the corner of PGA Boulevard and the waterway.

Getting around

PGA Boulevard (State Road 786) runs 8.6 miles entirely within the city, from the Bee Line Highway in the west to US-1 in the east, crossing Florida’s Turnpike at Exit 109 and I-95 at Exit 79 before a drawbridge on its eastern stretch. Northlake Boulevard, Military Trail, Donald Ross Road and Alternate A1A carry most other traffic. I-95 was completed through the city in 1987. President Donald J. Trump International Airport (formerly Palm Beach International) is about 12 miles south.

There is no passenger rail stop in the city today. Tri-Rail’s northern terminus is Mangonia Park station in West Palm Beach, and Brightline stops in downtown West Palm Beach. A Tri-Rail station at PGA Boulevard and the FEC Railway has been studied for years as part of a north county extension, but funding and track-access agreements were never lined up.

PGA National

A 2,340-acre gated community built around PGA National Resort, with five 18-hole courses and a 9-hole short course. Nearly 40 neighborhood associations sit under one master property owners association, with condos, villas, townhomes and single-family homes.

BallenIsles

A gated community of about 1,575 residences in 33 neighborhoods, bounded by PGA Boulevard, Military Trail, Northlake Boulevard and Florida’s Turnpike. Its three courses began as the original PGA National Golf Club in 1964.

Mirasol

A gated country club community off Mirasol Way with two 18-hole courses, the Sunrise by Tom Fazio and the Sunset by Arthur Hills. The club hosted the Honda Classic four times.

Flood, insurance and association rules

Flood zones and insurance

FEMA’s updated flood maps for Palm Beach County took effect December 20, 2024, and the county says thousands more properties in the eastern part of the county were placed in high-risk zones. In Palm Beach Gardens, look closely at homes near the Intracoastal Waterway and along the lakes and canals that run through most communities. High-risk zones start with A or V. Look up any address on FEMA’s Flood Map Service Center or the county’s flood zone map, and ask the seller for the elevation certificate before you make an offer.

Two Florida rules apply to every sale. Since October 1, 2024, Florida sellers of residential property must hand buyers a flood disclosure at or before signing the contract, and since October 1, 2025 it covers any flooding that damaged the property during the seller’s ownership, flood insurance claims (including with the National Flood Insurance Program), and any flood-damage assistance received, such as from FEMA. Citizens Property Insurance is also phasing in required flood coverage on its policies that include wind coverage: it already applies in FEMA high-risk zones and to higher-value homes, and reaches all remaining such policies written or renewed on or after January 1, 2027. Condo unit owner policies are exempt.

HOAs and condominiums

Expect more than one association. In PGA National, every owner falls under the master property owners association, which runs the gates and security, and also belongs to a neighborhood HOA or condo association; golf and resort access is a separate, paid membership. Clubs such as Old Palm use an equity membership model, so ask for the club documents and any required membership terms along with the HOA budget.

Check the tax bill too. Drainage across much of the area is run by the Northern Palm Beach County Improvement District, an independent special district created in 1959 that charges non-ad valorem assessments by unit of development, so two homes of similar value can carry different assessments. Seacoast Utility Authority provides water and sewer service in Palm Beach Gardens.

Condo buildings three habitable stories or taller need a milestone inspection by December 31 of the year they turn 30, then every 10 years; local officials can require it at 25 where salt water or similar conditions warrant. A deeper phase two follows only if the visual phase one finds substantial structural deterioration. These buildings also need a structural integrity reserve study every 10 years, and owners can’t vote to waive or cut reserves for the items it covers. Before buying, ask for the inspection summary, the reserve study, and any special assessments. Resale buyers get 7 days, not counting weekends and holidays, after receiving the association documents to cancel.

Is every Palm Beach Gardens address inside the city?

No. Several unincorporated neighborhoods sit next to the city, including Cabana Colony, a census-designated place in ZIP code 33410 that borders the city on three sides. In March 2024, voters in five unincorporated areas, including Cabana Colony, Hidden Key and Pirate’s Cove, rejected annexation by more than 90 percent. Check the property appraiser record for the municipality.

Which ZIP codes cover Palm Beach Gardens?

33418 and 33410 cover most of the city, and in both about three quarters of the land area is inside city limits. 33412 is mainly West Palm Beach and unincorporated land, with a western slice of the city. 33403 is mostly Lake Park. Prices differ by ZIP code: see the market snapshot above.

Is Palm Beach Gardens in a flood zone?

Parts of it. New FEMA maps took effect in Palm Beach County on December 20, 2024, and moved more eastern-county properties into high-risk zones, those starting with A or V. Look up the address on FEMA’s Flood Map Service Center and ask for the elevation certificate before you make an offer.

Do I have to join a golf club to buy in PGA National?
