When the new value shows up

Florida values property as of January 1. The bill for the year you buy is based on the seller's value and exemptions, and it is usually split between buyer and seller at closing. In the year after the sale, the property appraiser reassesses the home at market value. That is the first full-year bill this page estimates. To get a homestead exemption on that bill, you must own and live in the home on January 1 and apply by March 1.

How Florida property tax works after you buy

Why can my tax bill be higher than the seller's?

Florida resets a home's assessed value to market value in the year after it sells, and the seller's homestead exemption and Save Our Homes cap end with the sale. Budget from your purchase price, not the seller's bill.

How much does the Florida homestead exemption save?

The first $25,000 of assessed value is exempt from every tax, including school taxes. A second exemption applies to assessed value from $50,000 up, is not applied to school taxes, and rises with inflation; for 2025 its maximum is $25,722. You must own and live in the home on January 1 and apply by March 1. These are state rules, so they are the same in every Florida county.

What is the Save Our Homes cap?

Once a home has a homestead exemption, its assessed value can rise by no more than 3% a year or the change in the Consumer Price Index, whichever is lower. For 2025 the cap is 2.9%. The cap ends when the home sells.

What is the 10% cap for non-homestead property?

Second homes, rentals and other property without a homestead exemption get a 10% cap on yearly increases in assessed value. It applies to every tax except school taxes, and the property is reassessed at full market value in the year after a sale.

Can I bring my homestead savings from another Florida home?

Often, yes. Portability lets you move all or part of your Save Our Homes benefit, up to $500,000, to a new Florida homestead if you establish it by January 1 of the third year after leaving the old one and apply by March 1. This estimator does not calculate portability; county property appraisers have portability calculators.

What are non-ad valorem assessments?

They are charges for services such as solid waste, stormwater, fire or drainage districts and community development districts. They are not based on value, appear on the same tax bill, and are not included in the millage. Check the current bill for the home and add them in the estimator.

Which counties does this cover?

Palm Beach, Broward, Miami-Dade, Martin and St. Lucie, using each county's official 2025 final millage. Other Florida counties are not included yet because we only publish rates we can source and check.
